Board approves variances for residential additions and major dealership project

Zoning Board of Appeals · Meeting of May 18, 2026

BRAINTREE — Zoning board approves three variances, clearing major dealership redevelopment. The Braintree Zoning Board unanimously approved all three requests before it: a motor vehicle dealership at 2 Adams Place (a 40 million dollar investment by Atlanta Real Estate Holdings LLC), and residential garage and addition variances at 115 Richard Road and 695 Commercial Street. Attorney Frank Marinelli, representing the dealership applicant, described the project as revitalizing an underutilized site with variances for building height (52 feet), building coverage, lot coverage, and open space.

Engineer Dave Newhall noted the new structure would be shorter than the existing building and include enhanced parking, landscaping, and stormwater management.
