Board upholds emergency condemnation order for basement dwelling
Board of Health · Meeting of February 12, 2026
Braintree Board of Health upholds emergency condemnation of basement dwelling at 225 Adams. The Board voted unanimously to affirm an emergency order after an illegal basement unit was discovered February 2 following a complaint. Property owners Bill and Ellin Smith said they have corrected violations involving egress windows and emergency detectors and provided photographs of modifications.
Director Marybeth McGrath said a new inspection is required to verify compliance before the order can be lifted. If modifications are confirmed, the space can legally operate as a room rental; if not, the tenant must vacate within 48 hours.
