Planning Board approves $300 million Trammell Crow residential development

BRAINTREE — The Planning Board unanimously approved a $300 million, 752-unit residential development at 10 Plain Street by Trammell Crow Residential, transforming a former factory site into a two-phase project with expected full occupancy by 2030. Phase 1 will deliver 427 units beginning construction by late 2026; Phase 2 will add 325 units starting in December 2027. Mitigation commitments include $329,500 for police expansion (three new officers and a cruiser for a seventh patrol sector), $827,000 for school impacts, and $80,000 for fire department needs.
Chairwoman Kimberly Kroha secured a commitment guaranteeing approximately $212,000 in Phase 2 mitigation payments by January 1, 2031, if the second phase does not proceed. The development includes 10 percent affordable housing beginning in Phase 1, over 50 percent open space, and a public park with 15 marked parking spaces along Plain Street.
