Braintree Planning Board Opens Hearing on 752-Unit Trammell Crow Apartment Project

BRAINTREE — August 12, 2025 — Braintree Planning Board opens hearing on a 752-unit, $300 million apartment complex proposed for the former Armstrong factory site. The board heard Trammell Crow Residential's full presentation for 10 Plain Street at its August 12 meeting, with the development team projecting gross annual real estate tax revenue of approximately $3 million and net town revenue of between $1.2 million and $1.9 million after costs, plus $3 million in one-time building permit fees. The project, proposed under the town's MBTA Communities Multifamily Overlay District by-right zoning, includes 427 units in Phase 1 by mid-2028 and 325 units in Phase 2 by mid-2029 across a 30-acre site. District 5 Councilor Meredith Barica called the proposal "a transformational opportunity" but demanded expanded traffic studies and meaningful community benefits, while resident Rob Kodire argued projected school enrollment costs of at least $4 million would outpace the promised tax revenue. The hearing was continued to September 9; the board also unanimously approved special permits for an escape room franchise at 400 Franklin Street and a gym relocation to 160 Granite Street.
